Project Name: Repair Roof at Visitors Center Building and the Replacement of the Mechanical System at Visitor Center Building; Ocmulgee National Monument

Job Summary: JMT is seeking a Construction Manager/Inspector to act as the owner’s agent in support of a federal contract to repair and replace the roof and outdated HVAC system at a visitor’s center building. The work involves replacing the roof membrane and terrace on a 26,000-sf single-story building, replacing multiple HVAC units with energy efficient units and outdoor condensers, and the removal of a cooling tower and boiler. The roof work includes removing and storing the terrace paving block, exposing the damaged membrane, determine the cause of the membrane’s failure, repairing or replacing the existing membrane, and reinstalling the stored paving block. The Construction Manager/Inspector will be responsible for coordinating the contractor’s construction efforts working closely with the owner’s contract representatives. This is a Full-Time position from September 2017 through January 2019 working at the project site in Macon, GA.
Must be a professional consultant, licensed architect or engineer who specializes in design and construction inspection of roofing and waterproofing systems for a minimum period of 5 years or experience working exclusively in the roofing and waterproofing industry as a consultant to other architects and engineers for a period of not less than 10 years.
Formal training from a recognized association or institution, such as Roofing Consultant Institute (RCI), HAAG, etc. which certifies individuals as a Registered Roof or Waterproofing Consultant, Registered Roof Observer, or a Certified Commercial Roof Inspector.
Construction Management Certification or equal educational experience.
Knowledge of construction practices including applicable building codes, cost breakdown estimating and negotiating, and technical writing.
Knowledge and experience in roof safety, codes, industry standards in the design, construction and manufacturer’s installation of hot applied rubberized asphalt membranes and modified bitumen roof membranes.
Experienced inspecting on-going daily application of hot applied rubberized asphalt membranes and modified bitumen roof membranes.
Knowledge of NEBB and ASHRE 90.1 standards for construction and installation of HVAC equipment.
Knowledge and experience participating in whole building commissioning exercises.
Knowledge of and experience with construction practices directly related to Demolition / De- Construction of Historic Buildings and Structures.
Knowledge of and experience with Computer Systems and Programs including Microsoft Project, Microsoft Word, Excel, and SharePoint.
Work is performed within a general office environment. Work is generally sedentary in nature, but may require occasional standing and walking. Lighting and temperature are adequate and there are no hazardous or unpleasant conditions caused by noise, dust, etc. within the office environment.
